Brian's House Inc is Hiring a Maintenance Worker Near Exton, PA

.JOB DEFINITION

This position involves repairing and maintaining agency buildings, grounds and equipment. Work involves using tools and other devices properly to ensure that equipment is returned to proper working order. It also involves maintenance of residential group homes, office facility, and any special projects as assigned. The Maintenance Worker reports directly to the Maintenance Supervisor.

DUTIES AND RESPONSIBLITIES

  • Prepare the residential sites for annual licensing audit and inspecting the homes on an ongoing basis to ensure program sites are in compliance with state regulations.
  • Regularly perform maintenance inspection and complete the site maintenance checklist and submit completed form to Maintenance Supervisor.
  • Complete work orders in a timely manner
  • On-call maintenance duties (on rotational weekly on-call) and responding to emergency maintenance request as needed.
  • Repairing minor plumbing problems such as opening clogged drains, leaky faucets, and bathroom fixtures, pipes, etc.
  • Repairing or replacing items such as windows, screens, light bulbs, carpeting, etc.
  • Minor carpentry repairs and assembling or repairing furniture and beds.
  • Repairing electrical appliances or minor rewiring, such as electrical sockets or light fixtures.
  • Replacing faulty switches, sockets, ballasts, plugs, fuses, insulators, and other simple elements of electrical systems and appliances
  • General painting, repairing drywall, and laying down linoleum or tiles.
  • Grounds keeping if the outside of the facility/homes require maintenance.
  • Performing minor bathroom and kitchen repairs, to cabinets, fixtures, countertops, and partitions and caulking if needed.
  • Repairing or replacing mirrors, screens, towel racks, doors, and door checks. Replacing and installing window screens and blinds.
  • Reading thermometers/gauges, and record readings to track equipment efficiency water temp etc.
  • Lubricating equipment and repairing or replacing parts, as necessary.
  • Basic knowledge of building sewage systems and field components.
  • Perform changing of air filters.
  • Replacing light fixtures and ceiling fans.
  • Repairing or replacing damaged plumbing fixtures such as sinks, faucets, toilets, showers, and bathtubs and/or connecting them to outlet and inlet pipes.
  • Opening clogged drains in sinks and toilets possibly with plumber's snake or plunger.
  • Estimating materials needed and recording time and material expended on each work order.
  • Replacing screen doors, fixing doorknobs and locks and changing door codes
  • Removing bulk trash (including appliances)
  • Liaison with Maintenance Supervisor/Facility Manager regarding work orders, ordering parts and any major maintenance or safety issues that they encounter.
  • Preparing the site for major maintenance repairs which includes but not limited to removal of blinds, outlet covers etc. as needed.
  • Inform management (program directors) regarding repairs and parts to be ordered prior to commencing work orders.
  • Fixing potential safety hazards to avoid injuries and reporting identified safety issues
  • Other duties as assigned.
Qualifications

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES

  • Ability to diagnose minor repair problems, select proper tools and replacement parts, and repair or replace broken equipment to proper working order.
  • Knowledge of mechanics, carpentry, electronics, and plumbing, sufficient enough to perform repairs described above.
  • Interpersonal skills to interact with staff and individuals with intellectual developmental disabilities as they provide maintenance services in the clients homes.

MINIMUM EXPERIENCE AND TRAINING

  • Must be able to lift a minimum of 50 pounds, be agile, bend, squat, stretch, reach, push up, and stand for several hours at a time.
  • Must be 18 years or older
  • High School Diploma or GED
  • Valid driver's license and reliable transportation with adequate car insurance
  • Paid work experience in a trade, preferably building, or former experience in some form of maintenance position OR Combination of trade school and work experience which would qualify the person to perform maintenance duties adequately.
